Two kinds of property in one ZIP code
| Newer subdivisions | Acreage and rural homes |
|---|---|
| Built mostly from the 2000s onward, with many homes newer still | Private wells with pressure tanks, sometimes in separate well houses |
| PEX supply lines, often with a manifold near the water heater | Septic systems instead of sewer |
| Large attached garages with bonus rooms or bedrooms above | Barns, shops and yard hydrants with their own water lines |
| Lots at the edge of open space with little wind shelter yet | Long driveways that can slow access in snow |
What changes for frozen pipes
In the newer subdivisions, the most common weak points are the floors above garages and the exterior walls on the windward side of houses that do not yet have mature trees or neighbors to break the wind. PEX handles ice better than copper, but its fittings and the valves at fixtures still crack. A manifold makes it easy to close a single line, which is worth learning before winter: label each port while everything is dry.
On acreage, the house may be the least vulnerable part of the system. Well houses, pump pits, frost-free yard hydrants for livestock water, and lines running to shops or barns all sit in unheated or lightly heated spaces. A tripped outlet feeding a well-house heater or heat cable can freeze the pressure system overnight. Because a well pump will keep pushing water out of any split, knowing where the pump breaker is matters as much as knowing the main.
Electric service on this side of Parker may come from Xcel Energy or from IREA depending on location, and water may come from a special district or a private well. Keep the right outage and emergency numbers for your address.
Which guidance applies to your house
- IfYour home is in a newer subdivision with a room over the garageThenStart with the garage ceiling, the bonus-room floor, and labeling the PEX manifold.
- IfYou are on a private wellThenAdd the well house or pit, the pressure tank, and the pump breaker to your winter checks.
- IfYou have yard hydrants or a barn lineThenConfirm hydrants drain properly after each use and that buried lines are below frost depth; ask a plumber if unsure.
- IfYour lot faces open land to the north or westThenLook for air leaks on that side, especially around plumbing walls and cantilevers.
