Why the Parker area is a little different

Water service in and around Parker is not provided by the town itself. Much of it comes from special districts, such as water and sanitation districts and metropolitan districts created for individual developments, and acreage homes outside town often rely on private wells. Your provider's name is on your water bill, and it is the organization that controls the meter and any valve at the property line.

Inside the house, the main shutoff is usually where the service line comes through the basement floor or foundation wall, often near the water heater or in a mechanical room, sometimes next to the meter. In some homes the meter sits outside in a pit or vault near the street instead. If the indoor valve is stuck or breaks while you are turning it, the curb stop near the property line is the next place to stop water, but many providers ask that only their staff or a plumber operate it.

Valve and meter terms you may hear

Main shutoff
The homeowner's valve on the service line inside the house, usually a gate or ball valve.
Curb stop
A valve on the service line near the property line, typically reached through a small cover in the yard and operated with a long key.
Meter pit
An underground box holding the water meter outdoors; it can freeze if its lid or insulation is damaged.
Service line
The pipe running from the provider's main in the street to your house.
Pressure-reducing valve
A valve near the main that lowers incoming pressure to protect household plumbing.
Leak indicator
A small dial or triangle on the meter that turns when any water is flowing.

Setting yourself up before winter

  1. Find your provider

Look at your water bill or ask your HOA. Save the provider's after-hours emergency contact in your phone.

  2. Find and test the main

Locate the indoor main, make sure it is not buried behind storage, and turn it a little to confirm it moves. A stiff valve is easier to replace in October than during a flood.

  3. Locate the meter

Note whether it is indoors or in an outdoor pit. If outdoors, keep the lid clear of snow and do not pile landscape rock on it.

  4. Ask about the curb stop

Ask the provider whether homeowners may operate it and what tool is needed, or whether they will send someone.

Common questions

Does the Town of Parker handle my water?

Generally not. Parker-area water service is mostly provided by special districts. Your bill names the provider.

Can a meter pit freeze?

Yes, especially if the lid is cracked, missing insulation, or left open. Contact your provider rather than thawing it yourself.
