A space that is easy to forget
A crawl space is the shallow area between the ground and the first floor. In the Parker area it turns up under ranch homes from the 1970s and 1980s, under family-room and sunroom additions that were attached to a house with a full basement, under some custom homes on acreage, and under manufactured homes as the area enclosed by skirting.
Whether pipes there freeze depends on how the space was built. A sealed, insulated crawl space that shares air with the house stays close to indoor temperature. A vented crawl space with foundation vents left open in winter can be nearly as cold as outside, especially when a north wind pushes air through. Insulation that has fallen from between joists, rodent damage, or an access hatch that no longer closes all add to the risk.
Because nobody walks through a crawl space, a split there can run until someone notices low pressure, a musty smell, a sound under the floor, or a high water bill.

Crawl space checks for late fall
Wear old clothes, bring a good light, and do not enter if there is standing water near wiring.
- Close or cover foundation vents for winter if the space is designed to be vented in summer.
- Make sure the access hatch or door seals and is not propped open.
- Look for insulation that has dropped away from the subfloor above water lines.
- Follow each supply line and note any section running along an outside wall.
- Check any existing heat cable for a working indicator light and visible damage.
- Look for signs of earlier leaks: stained soil, damp vapor barrier, rusty fittings.
- Note where the line enters through the foundation and whether that hole is sealed.
What to do with what you find
- IfThe space is vented and pipes are bareThenAsk a plumber or insulation contractor about pipe insulation, closing vents for winter, or insulating the crawl space walls.
- IfA line has frozen there beforeThenAsk about heat cable listed for that pipe material, or rerouting the line into heated space.
- IfYou find a damp vapor barrier or wet soilThenLook for an active leak before winter. A small seep becomes a large one once the line freezes.
- IfWater is spraying in the crawl space nowThenClose the main first. Do not crawl into water near electrical wiring or a furnace; call a plumber and, if the house above is wet, a restoration company.
